The Promenade des Anglais is the most famous stretch of seafront in Nice – if not France – a vast paved promenade, which gets its name from the English expat patrons who paid for it in 1822. It runs for the whole 4km sweep of the Baie des Anges with a dedicated lane for cyclists and skaters.
Enjoy views of the sparkling blue from the comfort of your balcony, or as you stroll by the line of restaurants and famous pebbly beaches.
Take a break at any time, on one of the famous Nice “blue chairs” and soak in the sun. A real cure of Vitamin-sea awaits!
Sunrise is located in the Magnan area of the Promenade. A blend of grand hotels and historic apartment blocks typical of the French Riviera line the seafront.
Rue de Californie, the street that runs parallel to the Promenade des Anglais offers the convenience of everything close at hand. Find a large selection of boulangeries, supermarkets and local restaurants.
Getting around will not be an issue as the bus stop or the tram are on your doorstep. You can access the Old Town of Nice in a few minutes using either option!
For the more active, the Vélo bleu (public bicycles) are available to rent at multiple parking ports along the Promenade and make for a very pleasant way to roam from one end of Nice to the other for a couple of Euros. One is truly spoilt for choice.
If you choose to stroll down the Promenade then the pedestrianised centre of Nice, with Place Masséna is approximately 20 minutes away and the Old Town of Nice just a few minutes more.

This holiday rental penthouse is located in a well-maintained modern building straight on the Promenade des Anglais.
An elevator will take you to the 7th floor, to your Nice holiday rental apartment. Enjoy a perfectly private setting from the top-floor penthouse. Guests will enjoy overlooking the gorgeous sparkling blue sea and the famous Promenade des Anglais below, with absolutely no vis à vis.
Sea front properties are rare on the rental market, and with the 180° panoramic view of the Mediterranean sea, guests will quickly understand what a treat they are!
This home’s open-plan living area is a contemporary space where comfort and function come together.
Modern in style, the living room features a sleek-yet-snug couch with seating for three, and a bespoke matching armchair. The large bay windows frame the sparkling waters of the Baie des Anges, creating the most beautiful landscape to gaze at, and fitting perfectly with the other art pieces hanging in this sensational abode.
A large flat screen TV, Wi-Fi, internet access, French cable TV including music channels & English news channels, and an iPod deck are available for guests’ entertainment.
Double-glazed glass doors fold back to open the living area to the exterior. The ultra private terrace comes with a large outdoor sofa, laced with classy white pillows. It offers comfortable seating for 6. There is also a table with chairs to seat 6 as a nice al fresco dining option. With such unbeatable sea views, you could not wish for a better place to eat.
Should you rather the shade after a long day at the beach, the dining space inside will be a welcomed option. Find a white dining table opposite the sitting area, with matching leather chairs. Adjourned to the kitchen island, it makes for a pleasant social space, to discuss the plans for one’s French Riviera adventure, or the eye-catching art piece named “Rita” in the corner.
The kitchen, with its slate-grey countertops and matching splashbacks, is an open plan space designed with casual entertaining in mind.
It enjoys the crème de la crème in terms of appliances, with a fridge/freezer, Bosch washer/dryerwashing machine, Brandt dishwasher, grill / oven and an induction ceramic four ring hob. A Nespresso machine sits in the corner to ensure your morning coffee is as good as the morning sunrise.
Soft minimalism is the theme in both bedrooms. Separated by a shared bathroom, they are both playfully decorated and make for stylish retreats.
The master bedroom provides a panoramic view of the Mediterranean sea and images of clear blue skies. Wake up to the most incredible sunrises from the comfort of the King size bed (160x190cm).
Complete with plush pillows, cool artwork, bedside tables, reading lamps, and last but not least, his-and-hers built-in wardrobes, this spacious bedroom is a luxury to come back to every night.
The cool double bedroom (135 x 190cm) is a peaceful space with its white and nature decor. It boasts a built in wardrobe and contemporary slick white chest of drawers for clothes storage. It faces the inner courtyard of the building, so enjoys privacy and minimal street noises.
Both bedrooms share the immaculate bathroom. Smoothly finished with grey tiles, this sleek bathroom enjoys a large walk-in shower with rain head, a double-sink with a good sized vanity unit, mirror with overhead lighting, heated towel rail and toilet.

This apartment is probably among the best you can find along the Promenade des Anglais. The best part is the private terrace facing the sea. Amazing view! The interior design is modern, and the quick one-street crossing to the beach is convenient. It’s at a moderate walking distance to touristy sites in the old part of the city, but also next to public transportation (and supermarket at the corner). If you use the parking spot, really get a small car, as suggested in the apartment’s description (parking is underground, and the building is old, so paths are narrow). Overall, a great option!

The view and the location are perfectly. It’s close enough to all the thing you can do in Nice and around. We stay here for the Monaco yacht show and in 30min you can be there. Will definitely book this again!

Best terrace ever! The view was better than from any restaurant in town. Just steps from a beach that doesn’t get so crowded, comparing with the ones in the center. The second room doesn’t have AC, so you use the one in the living room, which depending the day maybe is still a little hot. We will definitely come back.

The apartment was precise described. So, there was no surprise for us when we arrived. The setup of the apartment met our contemporary taste. We knew that the airport is not too far away and we would face maybe some noise, but it did not bother us at all. The bed of the second bedroom is smaller but it was okay for our girls 17 and 18 years old to share it for the stay. Be aware, there is not aircon available in the second bedroom. The kitchen was well equipped. There was nothing missing. As well, we got a good bottle of wine as welcome gift. Which we appreciate as well were the samples in the bathroom like lotion, shower gel, etc. We did not know the brand and would probably buy now some products of the brand. To have parking available was a big plus, even if it was a little bit of a challenge to get there with our car an Audi A6. For a further stay we would consider the apartment again.

We stayed for five nights in early May in this awesome penthouse condo. Tons of privacy and an amazing view. The decor is so cute, quirky and stylish. And the communication around booking was a breeze. Based on location alone, I would highly recommend. The new tram stop is directly out the back entrance, and will take you to Old Nice or as far as the airport in the other direction. We used it for a quick ride to the train station to allow for easy day drips to Cannes, Eze, Monaco, etc. There is also a decent sized Carrefour across the back entrance for snacks, wine and other necessities. In all, a FANTASTIC stay. Can’t wait to come back again.

We stayed here for 2 weeks in October. What a great apartment, clean, chic, wonderful big deck and a beautiful view. We walked a lot, biked using the veto bleu, and took the bus just outside the door. It was a perfect vacation and Daniela was very helpful with any questions we had.

The flat's location suited our needs perfectly, with crawling distance to the beach, 10-minute walk to the city centre of Nice and excellent communication to nearby towns. As the terrace overlooks the bay of Nice, it is a bit of a struggle to actually drag yourself out of the flat. I have to admit we preferred staying in more than expected thanks to the lovely view. Very helpful staff from the property agency as well as a lovely French lady on the ground floor of the building. The flat itself is airy with two big bedrooms, a modern kitchen, and a luxurious bathroom. High standards even for us normally spoiled Swedes. I recommend this flat strongly and definitely going back at some point! Sam from Sweden

The views from the apartment are gorgeous. Huge deck for entertaining and a well equipped kitchen to go with. The bed was comfy and closets were nice for staying organized. Washer/dryer worked great. Be aware that the 2nd bedroom does not have its own AC unit and gets quite warm in summer, we weren't using it but I think it would not have been much fun to sleep in. AC in the main living space and larger bedroom were effective. The parking is definitely tight, but we managed it in an Alfa Romeo giulietta and were glad to have our own spot. There is a wonderful bakery nearby, right next to the Carrefour on the corner. I will be daydreaming of those croissants, and only 0.90€

We were looking for the wow factor and something a little bit special and we found it! Sunrise is exquisite from the attention to detail in the immaculately styled interior to the breathtaking views of the French Riviera from the large balcony space. The biggest problem we had was leaving the apartment to go out and explore the area, we could have easily spent our time relaxing watching the world go by and the magnificent sunsets. When we did venture out we found Nice and the neighbouring towns had so much to offer and is a wonderful location, Sunrise is perfectly placed to either walk to the old town or hop on a bike or bus. Thank you Sunrise we’ll see you again very soon!

This is a wonderful property and is across from the beach with a wonderful view of both the beach and the Mediterranean! The holiday rental apartment is well equipped and nicely furnished and the beds are quite comfortable. There is a grocery and a wonderful bakery close by and nice they have a Nespresso coffee machine to get my morning coffee with my Croissant. While on the huge terrace overlooking the beach. And Hanna who met us and gave us great support for our 7 days was wonderful as well. Highly recommended.
