Neighbourhood

Peymeinade is a village located in Grasse country.  Just near the larger more famous city of Grasse, where the world’s top perfumes are created.  It is only 25 minutes to the beaches of the Mediterranean or 25 minutes the other way to the ski slopes in the Alpes.

Peymeinade is a charming and picturesque village.  Set on the side of a hill, it provides a privileged view of the Cote D’Azur and this beautiful region. Take long walks alongside the Siagne canal and enjoy a leisurely lunch of their local specialty, ‘soupe au pistou’.  There is plenty to do including many wonderful festivals and celebrations to enjoy throughout the summer from Jazz to Aioli (a wonderful Provencal garlic-based sauce). Yum!

The villa itself is located in a quiet neighbourhood area. A car is necessary for this property.

Building

The villa’s design is modern with clean straight lines and painted in a gorgeous deep red. Total inside square meters is 265. The pool, terrace, and Jacuzzi area is 1000sqm, plus the terraced gardens are another 2000sqm.

It is located on the edge of a plunging hill allowing for the feeling of being lost in nature.  There is no view onto other villas or towns--only a view of green and farther off to the horizon, the sea.

There is an electric gate and parking for 4 cars, as well as free street parking available. The entry way is on the top or 1st floor, where the bedrooms are located.  A glass staircase then brings you down to the kitchen and living space with pool, Jacuzzi, and terraced gardens.

There is a security system so that you may sleep with the doors and windows open, should you desire.

An air conditioning unit is located at the main entrance, to cover the entire floor.

Living Area

This is modern living, too often only found by flipping through the glossy pages of designer magazines.

Enjoy the epitome of the open-living concept with a space graced by full-length windows spread across south side of villa, flooding the living area with Riviera sun.  With never-ending sliding glass windows, the stunning view runs over the pool and terrace, the green wilderness, and all the way to the great blue Mediterranean sea.  From kitchen to dining room to living room to the Master bedroom, views abound.

Intimately private with no one looking over the villa. The living space seats 8 comfortably, provides a gorgeous white stand up piano, and Bowers & Wilkens speakers with  a Devialt tuner surround sound system. 

The dining area is spacious with a frosted glass and steel dining table with seating for 8.  Should friends and family join for an afternoon, there is the possibility to seat more with the outside dining chairs added to this table.

Kitchen

As you come down the glass stairway from the 1st floor, you walk in to the kitchen area with a view to the pool and terrace.  You have direct access to the terrace, outside dining and living areas; as well as sun beds, Jacuzzi, and pool with outside shower.

The kitchen is filled with luxury fittings, white Corian countertops, a small breakfast bar, 5-hob Siemens gas stove top, and a pop-up 5 plug tower for plugging in that all-important coffee machine in the morning.

There are two large bucket sinks, plenty of dry storage space, and an extra large refrigerator.  There is also available a large dishwasher and two Miele ovens (one convention and the second vapour) for your family meals.

There is a full size freezer outside and underground next to the pool.

A Miele washing machine and tumble dryer are located in the garage on the 1st floor.

Bedrooms

There are 4 bedrooms. 

The Master Suite is located on the garden floor with en-suite bathroom, walk-in Italian shower, bathtub, sink, and private toilet.  There is a British super king, 190cm mattress, a walk-in closet area. There are views to the sea and access to the pool.

The Mistress Suite is upstairs on the 1st floor. Yes, his and her bedrooms, why not?  Wonderfully bright and airy, this triangular room has its own private outdoor yoga terrace--complete with green turf, view of the sea, villa, and surrounding hills.  A British king size mattress (160cm), two bedside tables, and an extra large closet is found here. There is also a brightly coloured walk-in shower, hand sink, and desk for writing your memoires…

The Teen Suite is painted in cool blue and black.  It enjoys a 140cm British double sized bed, a desk, video games counsel, and large flat screen TV with DVD and French cable channels.  There is an extra large hanging cupboard as well.

The Kids Room is painted in apple green and turquoise. Fun and vibrant, you will find a desk, and 2 single mattresses of 90cm. There is a small sea view window and large integrated closet.

Both the Master and Mistress Suite benefit from air-conditioning.

Bathrooms & WC

There are a total of 3 bathrooms and 2 toilets.

Two of the bathrooms are en-suite in the Master and Mistress Suites--see details in the bedroom description above.  The Master Suite bathroom has a private toilet while the Mistress, upstairs bathroom, has only a shower and sink, no toilet.

The main family bathroom, located upstairs on the 1st floor, is decorated in fun bright tiling--waves of green and orange with an extra long orange and white designer sink.  It has an extra large walk-in shower with rain showerhead plus handheld shower.  There is a sink, mirror, toilet, and plenty of cabinet/ storage space for bathroom necessities.

Particulars

The outside space consists of a pool area, with shower and Jacuzzi for 6; and a terrace area with lounge, dinging, and sunning points.  There is also a small playground with swings and a ping-pong table, as well as path leading down to the garden areas.

The pool is solar heated and uses environmentally friendly products for sanitation--no chlorine, only ozone and brome.  It must be noted that this sometimes causes the pool to be foggy if kept open all day and night--which is normal.

The relaxing area outside has a wood deck, a dining table with chairs for 8, a white leather couch lounging area, a sunbed, and a beanbag chair. 

There is also a large office space on the 1st floor with access to a Mac computer and large desk.

Small parties up to 16 people allowed. Larger parties upon request may be possible.

-- Pool towels are available in villa, but must be left clean, ready for the next guest. Otherwise, a supplement of 15€ per beach towel will be charged via credit card upon departure.

Security Deposit and Rules

-- 1500€ to be taken by bank transfer 2 weeks before arrival returned once property checked for damage. A 500€ block will be administered by valid Credit Card on arrival, charged only when damage occurs over and above 1500€.

-- No Smoking, inside property. Smoking outside is permitted if there is a terrace or balcony available.

This property is one of a kind - hard to top. Perfect Location, no traffic, insanely cool view, privacy and tranquility. We were wondering why there is no TV - now we know ..... there is no time (to waste) to use a TV - best Cinema imaginable is out there in the garden. Its almost unreal, the pool, the vegetation, the view over the valley to the sea - breathtaking - ...and you have that for breakfast, lunch and dinner.... The place is huge and top modern - all high tech, new and clean Its all there - and works perfect Its a bit like the place in St. Tropez, where the tourist boat takes you out to the Celebrity bay and they show you all the famous houses with their pool and garden, but quieter and no Paparazzi ;) ....and the Host ? ...a delight ! Dana is super professional, extremely friendly and multilingual - its been a pleasure We usually don't go to the same place twice (no matter how nice) because it cant get better - and we want to see other places - but this time we consider :) .....
