This gorgeous holiday rental apartment enjoys a privileged location, just behind the legendary 5-star Negresco hotel. Guests will find the beach just a stone’s throw away and the Promenade des Anglais on their doorstep, being less than 50 meters away. No need to plan ahead, beach sunbathing and after-lunch strolls are made easy thanks to this seaside location.
The Old Town of Nice, Place Massena and the Cours Saleya daily market are within 15 mins walk. Boutiques, supermarkets, restaurants, cafés and casinos (Palais de la Méditerranée and Ruhl) are all close by, as well. The port and Castle Hill can be reached in about 25 mins on foot.
Everything is truly within walking distance due to its hypercentral location, but you also have the option of taking the tramway or bus, that both run regularly and stop closeby. Both the tramway and the “Expressbus” provide an easy link to the airport. The closest tramway stop is within 5 mins walk from the apartment.

This holiday rental is located in a secure early 20th-century building on the side street behind the Negresco and it includes the main apartment and a studio. Chose between marble stairs or the charming traditional elevator, to take you to the 3rd floor, to the main apartment.
The apartment faces South towards the Negresco hotel, which means the large windows are flooded with gentle sunlight throughout the day. This can best be enjoyed from the rotunda lounge – a unique circular area with access to a small balcony, from which one can enjoy the glistening sea view.
The apartment embodies the French classical style, with impressive ceiling heights. All original elements, including stucco ceilings, doors or wooden flooring, were restored to their former glory. The entire apartment has the benefit of multizone reversible heat/air conditioning units to stay nice and cool in the summer, and warm in the winter.
The studio is fully independent and located one and a half floors above the main apartment. Please note that the elevator ends at the 5th floor, so there are a few stairs to reach the separate studio. It is a renovated “chambre de bonne” which gives a unique view to the sea and also over the neighbouring church, roofs of Nice, as well as Villa Massena and the Negresco.
This apartment boasts two wonderful connected lounging areas.
The rotunda room, which also gave the name of the apartment “La Rotonde”, is a delightful space for entertaining: whether for a cosy coffee, board games, an early aperitif or relaxed family evenings. The antique Italian crystal chandelier and the modern ‘Nana’ - inspired statue complete the perfect set-up! Sit back and catch up on the comfortable sofas whilst the Mediterranean Sea sparkles in the background.
The second room is referred to as “the snug” - a cosy TV room, to sit back with a book, or watch a movie with the whole family - after a long day of exploring the French Riviera. Framed with gentle lighting, and eye-catching mural art, the space flows calmy. A comfortable 3-seater settee completes the snug along with two matching armchairs and a delightful mid-century lounger chair. A selection of art books is there to dive deep into the universe that inspired the design of this beautiful apartment.
In terms of amenities: the smart TV allows guests to log into their favourite streaming apps, as well as access the standard French TV channels (+ some English news channels). An iPod docking station stands there, ready to play your favourite tunes and podcasts.
The gorgeous open-plan kitchen and dining space stand ready to accommodate the best of chefs. Finished in chic cream, with solid wood cabinetry and marble worktops, this kitchen is perfectly equipped with a comprehensive selection of kitchen utensils. The multicoloured ambient lighting can be switched depending on the chef’s mood – a fun feature that comes to complement the Murano fruit chandeliers.
In terms of appliances, this kitchen boasts an amazing range cooker with a large induction hob, Miele appliances (dishwasher, full-sized fridge with integrated freezer) microwave, and a Nespresso coffee machine. A wine fridge will ensure the champagne or the delicious French wines are always ready to serve.
A marble bistro coffee table stands in the corner for quick breakfasts on the go. The large antique dining table, which can accommodate up to 8 guests, is perfect for enjoying a lovely home-cooked meal, under the lights of the Murano chandelier.
‘La Rotonde’ can accommodate up to 8 guests – six in the main apartment and two in the independent studio upstairs.
All bedrooms are well-appointed and cosily furnished – welcoming with bedside tables, bedside lamps, dresser drawers, shelving or hanging space.
All three bedrooms in the main apartment enjoy Super King sized beds (180cm), each with high-quality mattresses. They have been exquisitely decorated and each has its own style.
The main bedroom is decorated with antique furniture, including a superb “armoire” / wardrobe. It has the added benefit of its own en-suite shower room, complete with a sink and toilet. The palm leaf is the emblem of this room, displayed via the vintage chandelier, gorgeous mural lamp fixtures, and last but not least, the eye-catching Versace wallpaper in the ensuite.
The second bedroom offers a soothing space with calm décor throughout. A blue antique armoire complete with an ornate mirror stands in the corner and adds to the prestigious feeling in this room.
The “monkey” room will be sure to draw a smile with its original Fornasetti wallpaper. The bed in this bedroom can be split and set up as two single beds, making it the ideal room for children or friends sharing a room.
Lastly, the independent bedroom upstairs (the studio) enjoys a double size bed (150cm). This charming quintessential French “Chambre de bonne” has been renovated in a nautical style - inspired by the adorable porthole window that overlooks unique views towards the sea and Negresco. It is a cosy space, complete with desk, mini-fridge, TV, air-conditioning as well as a shower room with sink & toilet – making it a true independent rooftop “hideout”.
The main apartment boasts a total of three bathrooms (including the en-suite), all beautifully appointed with Italian Carrara marble and gorgeous luxury details.
The main bathroom enjoys an elegant freestanding soaking bathtub, along with his and hers double sink, and a toilet. Conveniently nestled in the cupboard, guests will find a Miele washing machine & separate dryer.
The second bathroom can be found opposite the second bedroom, and boasts a shower with Italian rain head, sink and toilet.
The ensuite to the master bedroom enjoys a similar set-up – a large walk-in shower, sink and toilet combination – luxuriously finished with a golden décor and stunning Portoro black gold marble.
It is possible to rent this property with OR without access to the independent studio. Please enquire should you only be interested in renting the main apartment.
