Villa Mimosa is situated in a private gated community located on a hill to the North of Nice, in the safe area of “Saint Sylvestre”.
While located in peaceful surroundings with soothing views over the hills and city, the hustle and bustle of Nice is only a 10-minute drive away. Find there an abundance of grocery stores, excellent bakeries and dining options to cater for all tastes.
However, it is not necessary to go all the way into the centre to shop for the basics: there are a couple of shops and a bakery located just a few minutes drive down the hill (or a 15-minute walk- without a pedestrian walkway. Please be aware this walk is not safe for children or elderly).
Should driving not be convenient, there is a bus terminal at the bottom of the hill, which is a 15-minute walk from the holiday rental villa. It is however suggested you hire a car as the hill is steep and not suitable for carrying large amounts of groceries in hand back up.
This holiday rental villa also enjoys easy access to the A8 motorway for day trips across the French Riviera. Including the Mediterranean coastal towns from San Remo to St Tropez.
Parking is available directly in front of the Nice vacation rental villa. Should guests have more than one car, additional shared parking can be found just a few metres away in the domaine.
Villa Mimosa is a spacious and comfortable short-term holiday rental villa set over two floors. Inside, full air-conditioning provides a welcome respite from the summer sun, whilst under floor heating runs throughout, for the slightly colder winter months. Outside, find well-tended grounds, with charming pebbled walkways, leading to covered pergolas.
Full facilities for dining, relaxing and sunbathing combined with the heated pool (from April to October only) enable guests to make the most of the beautiful surroundings. Outdoor lights and heating lamps make relaxing by the pool, in the evenings a pleasure.
The pool at Villa Mimosa has an electric ‘shutter’ to enable you comply with French safety regulations and ensure the pool can be safely closed off when it is not in immediate use or not supervised by adults.
Find a 15 square metre terrace on the second floor. Shaded, with comfortable seating and a high wall, it provides an excellent alternative for quiet relaxation, and a safe playing area for children.
Villa Mimosa is located in a small private gated community with code entry. It benefits from an alarm system and all windows and external doors have either electric or wooden shutters for secure lock up.
Villa Mimosa presents a tastefully furnished and impeccably stylish open plan living area, providing a welcome and a calming space from the moment you walk through the door. The rich dark woods play deliciously with the light pouring into the extra large sliding windows. Dark leather sofas offer comfortable seating for up to six people, where one can sit back and enjoy the spectacular views over Nice.
A further two floor-to-ceiling glass terrace doors offer direct views and access to the private heated swimming pool and outside living area of this gorgeous holiday home.
Located from the main living room there is a downstairs WC which can also serve the purpose of a swimming changing room. A large laundry/utility room also lies there, complete with Miele Washing machine and tumble dryer. There is a walk-in under stairs storage area are also located in this part of the holiday rental villa which holds an extra half-sized fridge for drinks.

Villa Mimosa’s kitchen offers direct access to the pool and terrace, making it the ideal spot for family dinner parties, and barbecues a-plenty.
Fitted with high quality appliances including; Bosch oven and microwave, Whirlpool American Style fridge/freezer with automatic icemaker and chilled water feature, ceramic 4 ring hob and dishwasher, this kitchen provides the perfect base for any type of host. It is well equipped with all the utensils necessary for those gourmets out there who wish to whip up a wonderful feast.
The master bedroom features hues of mauve and pink, light walls and tiled floors making it a wonderfully stylish yet relaxed room. The room is fitted with a British king (160cm), high quality, spring mattress ensuring ultimate comfort; along with two bedside tables and reading lamps. There is plenty of hanging and storage space in the large integrated mirrored closet and set of drawers in mahogany. Enjoy a gorgeous view over the hills of Nice from your window.
The second bedroom in this holiday rental villa in Nice benefits from an en-suite bathroom with a large walk-in shower and toilet.
Comfort and space are once again the priority: find large mirrored closets, drawer space and a British king-sized luxury bed (160cm). This bedroom also enjoys superior views.
The third bedroom is ideal for children or friends, with its two single sized beds (90cm). It benefits from its very own private 15 square meter terrace. Enjoy some privacy as you soak in the views, while enjoying breakfast or an aperitif, in this shady hideaway.
There is a large, family bathroom with walk-in shower and separate bath located on this floor for both the master bedroom and singles room to use.
Find a separate WC with washbasin downstairs, located just off the living room. This room doubles up perfectly as a changing space, due to its proximity to the swimming pool.
The main family bathroom on the top floor is spacious, and gorgeously decorated with white and chocolate-brown tiles. It is perfectly appointed with a walk-in shower, separate bathtub and washbasin. A large mirror hangs over the basin and a heated towel rail is at your disposal to keep your fluffy towels dry & warm. The toilet is divided from the main bathroom area by a glass-tiled half wall.
This holiday rental home benefits from a final bathroom, which can be found en-suite to the second bedroom. It is fitted with a walk-in shower, wash basin and toilet.
The villa is intended for holidays only. It cannot be used for large groups, parties or events.

Our time spent at the Sunrise penthouse was awesome. The view is breathtaking and that’s the biggest reason for staying here. The other big reason is to be able to walk out your front door and jump in the Mediterranean Sea w/ out having to find parking. The decor is amazing and the outdoor space. It was also a bonus to have parking ( although it’s very tight). This property is on a fairly busy street the Promenade des Anglais which is good for biking or electric scooters. However, it can be a bit loud w/ sirens due to its close proximity to the hospital. This didn’t bother me but my husband is a bit of a lighter sleeper and he commented on this. We enjoyed taking the tram to the Old town ( it’s basically across the street and about 4-5 stops). We walked to a couple of restaurants and the grocery stores are across the street. There’s also a great pizzeria downstairs from the property that was good for take out. Overall we had an excellent stay. They even left an inner tube for my son to take to the beach. The only suggestions I would have for the rental company is maybe to supply a few Nespresso pods to get one by for a few days and maybe some laundry detergent. With that said if you knew ahead of time you could bring your own. I would def book this property again and recommend it to others.

We had a wonderful stay at Villa Mimosa. Perfect place to relax from the hectic pace of the city. Beautiful outdoor space that we thoroughly enjoyed and took advantage of the extra services, grocery shopping for us, that Sunlight properties offered. It was a most enjoyable family vacation.

Wonderful villa for a family holiday or a group of friends. First class facilities both inside and out. The extensive terrace and pool area complete with sun loungers and chairs provides an excellent space for bathing and or relaxing in the sun. In terms of its location the villa is situated on the outskirts of Nice and a car although not essential would be advantageous. It is a 15 minute walk down the hill to the nearest bus stop and a 25 minute walk to the tram stop. Excellent views over Nice from the villa.

We had a beautiful holiday, the house is very well equipped and it looks just like in the pictures. The communication with the host was very good, she answered fast at all of my questions! I recommend Villa Mimosa for longer and shorter holidays!

We had a wonderful stay at Villa Mimosa. The villa itself is in a beautiful setting in the hills overlooking Nice. It was very clean and tidy, with all the facilities we needed for a relaxing and convenient stay - we especially enjoyed the BBQ and the pool area. It is peaceful but also only a short walk to some shops. Communication and service from the host was exceptional. We had a last minute flight cancellation and Sunlight rearranged our pre-booked airport transport with no problems. Our only tip would be to pre-book a hire car as taxi’s are quite expensive and difficult to book in Nice! Overall a perfect stay - we’d definitely return in the future.

The villa is in a secluded, gated community in the hills north of Nice. It would be difficult to walk to the property so you would definitely need a car or have a taxi drop you off there. We loved the tranquility of the area and the proximity to downtown Nice. We were able to visit the city to sightsee (about 20 min to Castle-Hill) or shop and then head back to the villa to relax poolside. The property is beautiful and well maintained and would definitely stay again!

Stayed here for a week with friends in June and had a wonderful time. The villa was very clean and well cared for and the outside area is brilliant - BBQ, heated pool, plenty of seats and sun loungers and combinations of sunny areas and shade. Air conditioning throughout which was great as it was hot. Views spectacular, especially at night. The location of the villa worked perfectly for us being close enough to enjoy Nice but away from the hustle and bustle and noise. Also conveniently located to access the motorway and make easy excursions to Monaco, Antibes, Grasse and Cannes. A really great week in the sunshine.

Absolute perfection. What a wonderful base to explore the delights of Nice and the myriad of beautiful surrounding areas. We feel totally relaxed sitting here, by the pool, surrounded by the hills enjoying the peace and the quiet of the location and the luxury of the villa. Staying here the options are endless. We ate out in Nice on Friday... a wonderful meal in the old town. Last night we made use of the wonderfully equipped kitchen and outside BBQ to prepare something light for ourselves. Very welcome after a wonderful day visiting Villa Ephrussi, Villa Kerylos and some shopping in Old Nice. Full Marks.

Visited Villa Mimosa with extended family for annual holiday. Put simply, it was the best holiday accommodation we've ever experienced. The location was ideal as we were close enough to the activity in the centre of nice, while enjoying the tranquility of the villa's location in the hills above. The villa itself is superb. Three large bedrooms, wonderful living space, wifi, SKY tv and everything to the highest quality. It's clear that the owners take great care and attention to ensure their guests have the best of everything. The real winner though is the outside space.. heated swimming pool, BBQ, luxurious sunbeds, terraces for dining (and cheeky pre dinner drinks!). When we did drag ourselves away from the villa, we had relatively easy access to many wonderful locations such as Antibes, Cannes, La Turbie and Monaco. We had a car, but the local transport (bus & train) is excellent. Already planning our next visit. (June 2016 - Dublin, Ireland)

Wow, what a place! Had a fantastic Easter break in Villa Mimosa. The villa itself is the hight of luxury, every comfort and convenience. Everything is to a very high standard. Views from the Villa were beautiful, a complete overview of Nice. You need a car to access the villa but the benefit of this is you can visit lots of lovely locations nearby. A great time was had by all. A great experience, thank you.

Spent a very enjoyable and relaxing time at Villa Mimosa. Location is superb with lovely views to Nice and the hills. Only a short drive to Nice centre or, conveniently, a 5 min drive to the tram station for a short ride to the city centre. The villa is very well equipped internally with quality furniture and fittings. Outside there is plenty of space for dining and relaxing by the lovely pool. Also enjoyed great BBQs on the Weber!

The House could not be better. Met and exceeded expectations! This is a fabulous rental property and really is exactly as pictured. I confess that I wondered if the place would really look like the photos and you should know that it does. The house is white, modern, open, comfortable and well appointed in every way. The living room couch is comfy, as are all the chairs. Beds also are really comfortable; Even the wifi is strong. Hot water was great, dishwasher, and washer and dryer too. All Miele, so top of the line appliances. We used the pool everyday, often twice a day. The location in Nice Nord worked well for us, as we'd alternate a day at the sea and the next day in the nearby hills. While you are not next to a small village, we felt close enough to everything that we wanted to do. We cooked in every other night, happily grilling beef, chicken and pork from a wonderful butcher. It felt that everything we needed was right at the bottom of the hill.
