Neighbourhood
This holiday rental apartment is located in the heart of the Old Town. Hyper central and on the edge of Place Rossetti, Eden enjoys one of the best locations in Nice. Hop across the street to indulge in one of Fenocchio’s ice cream flavours (the best in Nice!). Or easily mix in with the locals on one of the many terraces of the charming old town cafés. Take the time to explore and stumble upon the hidden gems of coffee shops and authentic Niçois restaurants.
With the Promenade des Anglais and sunny beaches just a 5 mins stroll and Place Masséna located 7 minutes away, Eden is the ideal escape for the perfect South of France holiday.
The tramway stop is just a few minutes walk, and will take you across Nice. Take it up to the Nice Ville train station where you will find connections to all major cities on the French Riviera: explore Monaco, Cannes, Menton or take a day-trip to Italy. The possibilities are endless.

Building
This gorgeous deep maroon building can be found on the edge of Place Rossetti, amongst the other tall colourful Niçois buildings.
Walk up 87 medium sized stairs to the 4th floor where you can find your pristine Nice vacation rental apartment. There is no lift.
The living room faces North-West.
Living Area
Your holiday accommodation offers a gorgeous wrap around living room. The dining area stands separate, to the left of the kitchen, whilst the living area is organised to the right.
Find the TV area, with seating for 4. A comfortable two-person sofa, and two additional fern-patterned lounge chairs face the large plasma screen TV. There is a French cable box with English News channels, a DVD Blue Ray player, WiFi, and a phone for free international landline calls. Sit back and indulge, with the many DVD’s, or better still, choose to gaze out to the rooftop views through the large windows.
The dining area boasts a natural wood finish table with soft white painted legs and a modern hanging lamp. Find 4 matching white chairs, enough to seat everyone for casual entertainment or delicious meals.
Glass shelves and a wooden cabinet carefully expose decorative pieces and final touches to the beautiful interior design. The gentle rustic look mixes effortlessly with the high quality modern furnishings to create a delightful and serene environment.
A desk stands in the corner, under some bookshelves - offering a comfortable working space, should you wish to study your French during your stay on the French Riviera.
Our favourite thing about this holiday rental apartment in Nice, remains the adorable wooden shoe bench in the hallway, which is both practical with storage and hanging space, while adding charm.
Kitchen
This newly renovated kitchen is fully equipped and awaits the arrival of a new chef – you! With the Cours Saleya market just 5 minutes away, there is absolutely no excuse not to pick up some fresh goodies and tackle some of the best Niçois recipes. Find a half-size fridge with a small freezer on top, 4-ring ceramic hob & oven, microwave and dishwasher.
There is also a clothes washing machine hidden under the countertop.
Bedrooms
The master room presents a spacious and soothing retreat. The statement wall highlights the natural wicker headboard adding to the soft, inviting design of this Nice holiday rental apartment.
There are 2 bedside table with readings lamps on either side of the comfortable double bed (150cm). And plenty of storage and hanging space is available for all your personal belongings.
The second bedroom enjoys two single beds (90cm) – making it the ideal solution for children, or friends. They can also be pushed together with a comfortable mattress topper to make a large Super King sized bed (180cm).
The coastal theme characterized by the pale blue artwork and white “Beach style” closet and matching headboards invites guests to dive into their beds for a peaceful night of rest.
There are 2 bedside tables with turquoise lamps for reading and/or relaxing before tucking in for the evening.
Both bedrooms enjoy their own vanity areas with table and chair, double glazed windows for reduced noise, classic Niçoise shutters to dim the morning light, and fans.

The appartment is very clean, well organized and decorated. The property manager was really nice and helpful. Located in the old town of Nice in a charming location, which can however be a bit noisy sometimes in the evening.

We stayed in Eden for several months including the confinement during Covid-19. We’ve been so comfortable here! It’s a short walk to the Promenade and the beach. We can see the bell tower of the Nice Cathedral from a living room window - and the sound of the bells are beautiful. Lots of bars and restaurants nearby along with Cours Saleya and Castle Hill. The apartment itself is very comfortable and roomy with a very well equipped kitchen. Large windows bring in lots of light. The towels and bed linens are top notch. The sunlight properties staff have been attentive to our needs, helpful when circumstances warranted, courteous and professional. We look forward to our next adventure in Nice, made all the more comfortable and special with Sunlight Properties.

A perfect pad in the old town! The apartment it light airy and as good in reality as in the pictures. Location wise it is brilliant, next to a square with restaurants and ice cream, a short walk from the castle, beach, promenade, transport, parks and port. You only have to walk a few streets to find amazing food and shops. The only thing to mention is the apartment is on the 4th floor with no lift, this was no issue for us but could be if you have limited mobility. The flat was clean, well equipped and had good tv and WiFi, we had no issues at all, perfect!

We thoroughly enjoyed our stay at Eden. The apartment is beautifully kept, it is spacious yet cosy and has the highest quality amenities, such as luxury bath towels, bed linens and even the internet on the plasma TV, which allowed us to log into our Netflix account! Eden is very tastefully decorated and we felt right at home from the very instant we walked through the door!
It is also a real bonus to have a complimentary transfer from the airport to the apartment, something you seldom find if you book to stay at a hotel or with other rental companies. This is something we really value!
We received excellent support from Catherine and Malena before, during and even after our arrival - we had originally booked another apartment, but due to bad weather that had hit Nice, it suffered a leak and needed urgent repair work, Catherine was quick to inform us and very generous in offering us a different property at no further cost to ourselves.
This was our second time renting with Sunlight Properties, they offer impeccable service and beautiful properties, we will most certainly book with them again and again!

During the month of October 2017, I rented the “Eden” flat. It was an excellent choice for me – pristine, spacious, bright, and beautifully appointed, and in the perfect location from which to experience everything that Nice and the French Riviera has to offer. The service and support I received from Malena and Catherine of Sunlight Properties, both before and during my stay, was of a very high standard. I would highly recommend this flat and/or Sunlight properties for your stay in Nice!

"Our little peace of heaven is literally a minute or two away from everything - the beach, the hill, the Promenade, shopping, nightlife, fabulous restaurants. We are right in the centre of the Old Town and even if you don't want to venture out every evening, you can still enjoy its charms and vitality with the lovely views from this light, airy and very comfortable apartment. And it makes for great people watching!"
